What is this site?

Two things. First, a calculator. The on-page tool runs entirely in the reader's browser, asks for no contact information, and produces an estimate using the FHA Home Equity Conversion Mortgage Principal Limit Factor table, the current 10-year Treasury Constant Maturity rate from FRED, and the current FHA HECM lending limit set by HUD Mortgagee Letter 2025-22. The formula and inputs are documented at /methodology. Nothing entered into the calculator leaves the reader's device.

Second, a set of editorial pages: guides, comparison pages, state pages, and parameter cards for the live reverse-mortgage programs. The pages are written to be neutral. They present the pros and cons of a reverse mortgage with equal weight, name common downsides and pitfalls openly, and route readers toward a HUD-approved counselor for the decisions this site is not in a position to make.

Why the site is anonymous

The author bylines are blank. This is deliberate. Authority on this site comes from process and provenance (disclosed methodology, cited sources, dated pages), not from a personal credential. The reasoning is straightforward: a HECM is a federally specified program, the math is a public formula, and the relevant facts can be verified against documents anyone can read. A reader who wants to check a number on this site can do so without trusting the author.

Every page template carries a reviewer frontmatter field. It is currently empty. The intent is to populate it with a HUD-approved counselor or a licensed reverse-mortgage specialist at a later point, and to render a "Reviewed by [name], [credential]" line on each page when that happens. The field is wired now so the upgrade is a data change, not a template change.

What this site does not do

  • No loans. This site does not originate, broker, or service mortgage loans. It is not a lender.
  • No leads. This site does not capture reader contact information, run intake forms, or transfer reader data to any third party. The calculator is gateless and stateless. There is no email-signup field anywhere on the site.
